Developer presented a revised site concept

The townhomes shown in the earlier concept were removed and replaced by additional ground-floor commercial space with one story of apartments above. The previously proposed commercial building with two residential stories above remains, with a reduced footprint. The developer also discussed plans for an HOA that the developer expects to initially lead.

The color key below explains the primary building and land-use types shown on the revised concept plan.

Red — three-story mixed use

Commercial or retail space on the first floor, with apartments on the second and third floors.

Blue — two-story mixed use

Commercial space on the first floor, with apartments on the second floor. This area replaced the townhomes shown in the earlier concept.

Tan — terraced detached homes

Approximately 3,500-square-foot lots, equal to about 0.08 acre each. The homes are arranged in pairs, with a zero-foot setback between the two units in each pair. Garages are rear-loaded from alleys.

Yellow — deeper single-family lots

Detached single-family homes on deeper lots, with rear-loaded garages and alley access.

Light peach — single-family residential

Detached single-family homes primarily along Easterling Road and the western side of the development.

Green — market farm and homestead

The agricultural area includes the market farm, greenhouses, orchard, crops, barn, and a farmer or caretaker residence.

City Council meeting

The Village at City Park PZD was not discussed at this meeting. The City Council approved a BMX track and related facilities.
